Acquisition of landmark Central London hotel portfolio

LONDON, Jan. 12, 2024 /PRNewswire/ — Starwood Capital Group (“Starwood Capital”), a global private investment firm with a primary focus on real estate, announced today that a controlled affiliate has acquired a portfolio of 10 hotels from Edwardian Group for an undisclosed sum via an off-market transaction.

The portfolio comprises 10 hotels with 2,053 rooms. Edwardian Group will continue to own and operate The Londoner and its two Radisson Collection hotels, The May Fair and The Edwardian Manchester, following closing of the transaction.

Alongside the acquisition, Starwood Capital and Edwardian Group intend to collaborate on future opportunities together. As part of this relationship, Edwardian Group will continue to operate the portfolio on a transitional basis while Starwood Capital plans its future investment into the hotels.

The acquisition adds to Starwood Capital’s existing portfolio of European hotel investments, which following the transaction will comprise 47 hotels / c.10,000 rooms across Europe.

Conclusion

You may recall that Starwood Capital owned Principal Hotels in the UK that it sold to IHG and its partners in 2018, and many of those hotels were later reflagged under IHG’s Kimpton and InterContinental brands.

Nothing will happen with these Radisson Blu Edwardian hotels in the short term, but eventually, Starwood Capital will fix them up and likely resell them.

I’m not sure what is going on with Radisson.

It seems that the chain is in free fall after being acquired from the HNA by the Chinese Government-controlled hotelier, resulting in a split of operations to the Americas and the rest of the world, and later, the entire Americas operations offloaded to Choice.

Conclusion

Radisson Rewards essentially sells points at more than double the price of what they are worth when you use them. I cannot see any reason to buy them at this price when you can book PAID rates for less.

Bringing a common voice, standard and platform around sustainability for the industry value chain, the HARP initiative addresses core challenges faced by its collective supplier sustainability programs including:

• Scaling up visibility by strengthening supplier engagement rate, starting with the supplier assessment.
• Accelerating suppliers’ performance improvement curve.
• Enhancing the relevance of those engagements with a focus on the industry’s key categories.

To achieve all of these goals, HARP has chosen to utilize EcoVadis’ proven sustainability rating methodology, scorecards, and improvement platform. The EcoVadis Sector Initiative features are built as an antitrust-compliant network and allow for more efficient supplier onboarding, transparency, as well as collaboration and analytics. Marriott and the seven HARP founding member collectively rated more than 2,000 suppliers upon the initiative’s founding. HARP plans to further expand this number to gain greater insight into the sustainability performance of its supply chain and drive maximum improvement.

The press release contains plenty of mumbo jumbo and could have been written by ChatGPT with an instruction to include all current procurement and sustainability buzzwords.

But interestingly, all these hoteliers are willing to work together and share information about their suppliers.

Is the real goal to squeeze even lower prices suppliers by pooling together purchasing power? I really cannot tell, and this would probably be an anti-competitive measure.

The issue is that Radisson Rewards has moved to entirely dynamic awards, and even if you buy their points at a 50% bonus, they are still less than half worth towards a reservation.

There are only dynamic awards with Radisson Rewards. You offset the paid rates with the number of points you have.

I only have 2,000 points in my account, and they are worth 135.14 THB towards a stay that is $3.67. The worth of a Radisson Rewards point is 0.18 cents each (less than one-fifth of a cent).

Conclusion

Radisson Rewards essentially sells points at more than double the price of what they are worth when you use them.

If you buy the 375,000 points, you are essentially handing a $750 stipend to China’s Communist Party, which owns Radisson through Jin Jiang.

Radisson was acquired by Chinese HNA, a private company that later ran into financial difficulties, and parts of it offloaded to mostly other Chinese entities. Radisson Group ended up with a Jin Jiang that the Chinese Government controls.

This led to a situation where the Americas (North, Central & South) + the Caribbean were separated into another entity called Radisson Hotels Americas with its own loyalty program.

At least, the integration of Radisson’s various brands in the Americas and its guest loyalty program into Choice is now complete, and the Radisson’s Americas websites will go dark (or instead redirect to Choice’s) in a few hours.
